Investment PolicyWe intend to build a high-quality portfolio with a focus on prime logistics facilities(Note 1), which are predominantly located in the Tokyo and Osaka areas(Note 2).
Through the support of the LaSalle Group (Note 3), a global and fully integrated real estate investment manager, and LaSalle Investment Management K.K., we plan to leverage the Sponsor Group’s global investment perspective as well as its extensive experience of investing in and developing logistics facilities in Japan. We thereby aim to achieve steady growth in our cash flow and asset value over the long term.

(Note 1) Prime logistics facilities refers to properties which are located in areas well suited to logistics operations and with large-scale and high functionality building specifications.
(Note 2) “Tokyo area” refers to the area within 60 kilometers of East Japan Railway Company’s Tokyo station, and “Osaka area” refers to the area within 45 kilometers of West Japan Railway Company’s Osaka station. “JR” refers to East Japan Railway Company.
(Note 3) References to the “Sponsor” are to LaSalle Investment Management K.K. References to the “Sponsor Group” are to LaSalle Investment Management Inc. and its subsidiaries, including the Sponsor and the Asset Manager.

Characteristics of Prime Logistics Facilities

Location Well Suited to Logistics Operations 1. Excellent access to areas of high consumption (dense populaion areas)
2. Close proximity to main arterial highways, expressways and interchanges
3. Zoning for industrial usage, allowing 24-hour logistics operations
4. Easy access for pedestrians from public transportation, aiding in attracting and retaining employees
Large Scale 1. Gross floor area of approximately 16,500 m2 or more
High Functionality 1. Effective ceiling height of at least approximately 5.5 meters, a floor loading capacity of at least 1.5 tons/square meter, and column-to-column a span columns of approximately 10 meters
2. Large spiral ramps or slopes that allow trucks direct access to upper floors or vertical conveyors with sufficient carrying capacities
3. Designed with capability to flexibly partition floor space
4. Sufficient space and ample office
5. High quality structural and facility safety features including seismic isolation and earthquake-resistant performance measures that can withstand natural disasters
(Note) Above describes the general characteristics that we consider to be typical of "prime logistics" facilities. However, we may deem specific properties to be prime logistics facilities after a comprehensive evaluation of their features even if they do not fully conform with all of the above. We may also invest in properties that we do not deem to be prime logistics facilities after a comprehensive evaluation of their features.
