External Evaluation and Certifications

Basic Policy

In order to increase transparency and reliability regarding the environmental performance of our properties, we are working to obtain environmental certifications and evaluations. As of December 25, 2024, 100.0% of our properties (based on total floor area) have obtained environmental certifications and evaluations.

GRESB Real Estate Assessment

GRESB Real Estate Assessment is an annual benchmark which evaluates the environmental, societal, and governance (“ESG”) performance of real estate assets, and its associated asset managers, around the world.
GRESB Real Estate Assessment participants receive comparative business intelligence on where they stand against their peers, with a roadmap providing action items they can take to improve upon their ESG performance. Concurrently, institutional investors use the ESG data and GRESB’s analytical tools to improve the sustainability performance of their respective investment portfolios, engage with investment managers, and prepare for increasingly rigorous obligations.

CASBEE Real Estate Certification

The Comprehensive Assessment System for Built Environment Efficiency (“CASBEE”) is a system for comprehensively assessing and ranking the environmental performance of buildings with regard to aspects such as the enhancement of environmental quality and performance including indoor comfort and consideration for the landscape, on top of the aspect of environmental consideration such as energy saving and the use of materials and equipment with a lower environmental burden.

BELS・ZEB Certification

BELS is a third party certification system in Japan that displays the energy saving performance of buildings. From April, 2016, real estate companies (and others) are required to strive to display the energy-saving performance of buildings based on the Act on the Improvement of Energy Consumption Performance of Buildings (“Building Energy Efficiency Act”).

A Net Zero Energy Building (“ZEB”) is a building that aims at zero energy balance with considerably reduced annual energy consumption by saving as much energy as possible via better heat insulation, solar shading, natural energy and high-efficiency equipment, coupled with creating energy by photovoltaic power generation (or other energy generating methods), while maintaining a comfortable environment.
In addition, in the BELS certification system, it is possible to obtain certification according to the level of ZEB, based on the primary energy consumption level of buildings.

*BELS Certification started on April 1, 2016 on a five-tier rating scale (★ to ★★★★★), and it transitioned to a new seven-tier rating scale (0 (no stars) to ★★★★★★) on April 1, 2024. For properties that have been evaluated under the new system, the rank is indicated in the table below with (new system).

WELL Health-Safety Rating

The WELL Health-Safety Rating is a new certification system published by the International WELL Building Institute, which is the WELL certification management organization. The WELL Health-Safety Rating is an evidence-based, third-party verified rating for all new and existing building and space types focusing on operational policies, maintenance protocols, stakeholder engagement and emergency plans to address a post-COVID-19 environment now and into the future.
Designed to empower owners and operators across large and small businesses alike to take the necessary steps in order to prioritize the health and safety of their staff, visitors and stakeholders, the WELL Health-Safety Rating can help guide users in preparing their spaces for re-entry in the wake of the COVID-19 pandemic, instilling confidence in those who come through the building as well as the broader community.

Notice Concerning Obtainment of WELL Health-Safety Rating

ResReal (Flood damage edition)

ResReal is the certification system that quantifies and visualizes the resilience of real estate against natural disasters, and the certification for flood damage began in January 2023.
Resilience is evaluated based on four elements, “Robustness (location and building)”, “Redundancy”, “Readiness” and “Substitutability” as well as progressive initiatives such as the installation of rainwater storage tanks and collaboration with the local community. The evaluation is certified on a five-level scale, from STANDARD (General resilience) to PLATINUM (Extremely high resilience).

SMBC Environmental Considerations Rating

Sumitomo Mitsui Banking Corporation (“SMBC”) and Japan Research Institute (“JREI”) developed evaluation criteria to evaluate the status of environmental considerations of borrower corporate initiatives under SMBC’s loan origination program to help establish appropriate lending conditions. The Investment Corporation received an "A" rating in 2018 in recognition of its high level of environmental considerations in terms of "environmental business," "understanding of environmental impact," and "status of environmental conservation measures."
